Q: What is the ARA? And what do they do?
A: The Architectural Review Authority is a group of volunteers who evaluate all submitted permits and make sure all ARA Guidelines are followed to ensure community harmony and property values. The ARA committee meets every Wednesday morning to go over permit applications and check the construction site/property.
Q: What do I need a permit for?
A: A permit application must be filled out and approved for all new home construction, exterior improvements, additions, or exterior remodeling of existing residences. A permit is also required for outbuilding construction, retaining walls, fences, propane tank and generator installation, new driveways, decks, docks, storm shelters, residential solar energy devices and tree removal. If in doubt, the ARA Guidelines and permits are here: Permits & Forms.
Q: What documentation do I need to turn in with the permit application?
A: All required documentation is identified on the current permit application, which can be found on the website (Permits & Forms) or obtained from the Administration office. The permit also outlines how your property must be marked for the project.
Q: I have large dogs and I need a 6’ fence.
A: Any fence constructed cannot exceed 4’. Read ARA Guidelines to see appropriate fencing material.
Q: I have a shingle roof and want to put a metal roof on, do I need a permit?
A: Yes. If you are replacing a roof with the same material, you do not need a permit. But if you are changing from shingle to metal than you do need a permit. Specific requirements for metal roofing may be found in the ARA Guidelines.
Q: I have a dead tree in my yard, can I cut it down?
A: ARA Guidelines outline the process. If the tree is completely dead, you do not need a permit. If there is any sign of life (leaves, greenery of any sort, etc.), a permit must be obtained. If in doubt, submit an ARA Tree Removal Application. You may also cut down a tree if it is less than 2” in diameter up to two (2) feet off the ground. All other tree removal requires an approved permit.
